Start with fit

Judge the home and the agreement separately.

A desirable home can still carry unsuitable terms. Inspect the property, confirm who may sell it, understand title or registration issues, and budget for occupancy, utilities, repairs, taxes, professional advice, and the future purchase. Then read the proposed agreement line by line.

Ask how much of each payment is credited toward purchase, whether that credit can be lost, how the purchase price is set, and what must happen before ownership transfers. Use conservative income assumptions and leave room for changes in interest rates, employment, household needs, and property costs.
