Reading the result
Nothing here is interest or a rate of return. The calculator splits one agreed price into the parts a buyer and an owner negotiate: an initial payment, a run of monthly payments, and a final balance. Raise the monthly payment and the final balance shrinks by exactly as much. Shorten the term and each monthly payment grows, because the same financed amount is spread over fewer of them.
The initial payment and the length of the plan are treated as yours to set: they never move on their own. That mirrors how these agreements are usually discussed — a buyer knows what they can put down and how long they need, and the rest is negotiated around it.
