Terms of Service

1. The service

Yortana is a real estate marketplace operated by DOKUZ AI - FZCO, IFZA Business Park, Building A2, Dubai Silicon Oasis, Dubai, United Arab Emirates (licence no. 74215) ("Yortana", "we", "us"). Yortana lets buyers, sellers and agencies list properties, negotiate offers — including rent-to-own structures — message each other, and generate contract documents.

Yortana is a platform, not a party to your deal. We are not a real estate broker, lender, notary or law firm. Property transactions concluded between users are their own responsibility, and their validity may depend on local law and formal requirements (e.g. notarisation) in the property's jurisdiction.

2. Accounts

You must be at least 18 and provide accurate information. You are responsible for activity under your account. We may require identity verification for certain actions. We may suspend or terminate accounts that violate these terms, applicable law, or the safety of the marketplace.

3. Listings and content

You must have the right to list a property you publish. Listings must be accurate and lawful. You retain ownership of content you upload and grant us a licence to host and display it for operating the platform. We may remove content that is fraudulent, misleading, unlawful or reported as infringing.

4. Offers, contracts and payments

Offers and rent-to-own terms exchanged on Yortana are proposals between users. Contract documents generated in the app are templates reflecting the terms users agreed; users are responsible for verifying their enforceability, and we recommend independent legal advice before signing. Core marketplace use is free for buyers and private sellers during launch. Professional agency subscriptions and optional listing promotions may be paid; applicable prices and billing terms are shown before purchase. Transaction costs and fees charged by third parties, including professional, legal, notarial, tax, payment, or financing providers, are separate and disclosed where applicable. Except where required by law, platform fees are non-refundable once the paid feature has been delivered.

5. Prohibited use

• Fraudulent, fake or bait listings; misrepresentation of ownership or price.
• Circumventing the platform to avoid fees after using it to find a counterparty, where a fee applies.
• Harassment, discrimination, spam, scraping, or interfering with the service.
• Money laundering or any unlawful transaction.

6. Disclaimers and liability

The service is provided "as is". We do not guarantee that any listing is accurate, that any deal will complete, or that the service will be uninterrupted. To the maximum extent permitted by law, our aggregate liability for claims arising out of the service is limited to the amounts you paid to Yortana in the 12 months before the claim. Nothing in these terms limits liability that cannot be limited by law.

8. Changes and termination

We may update these terms; material changes will be announced in the app and take effect no earlier than 15 days after notice, except where a change is required by law. You may stop using the service and delete your account at any time.

9. Governing law

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, without prejudice to mandatory consumer protections in your country of residence. Disputes are subject to the courts of Dubai, United Arab Emirates, unless mandatory law provides otherwise.
